Thank you for your interest in Nicholas Homes. Brokers/Realtors and their clients are always welcome in our communities. We will compensate the procuring Broker to the extent offered in each subdivision, as advertised on the local Real Estate Multi-List ticket, or as published on the "Broker Registration Form" for non-listed properties. We value Broker/Realtor relationships; to avoid misunderstanding and to qualify for a commission, the client must be registered with our Sales Office, according to the following:
  1. The Broker/Realtor must accompany the client to the sales models on their first visit to register them in person. We will not honor a "drive-by" or sending clients to the sales models with instructions to notify our office they are working with a Realtor.
  2. The client must not have visited the sales models within the past 90 days, without their Broker/Realtor. If a client has previously visited the sales model, the Broker/Realtor will be notified and no commission will be paid.
  3. The Broker/Realtor will be protected to receive a commission if the client purchases a new home from Nicholas Homes within 30 days from the date of reservation. We will protect the registration for an additional 30 days, provided an extension is secured in writing before the initial 30-day expiration.
  4. After registration, the Nicholas Homes sales team will work with the client to bring them to contract. The contract will be prepared using a Nicholas Homes building contract. No further input is required, or expected, from the procuring Broker/Realtor.
  5. Our sales team will contact the procuring Broker/Realtor once a tentative completion date has been established for closing. Nicholas Homes will make a closing package available prior to closing. The procuring Broker/Realtor attendance at the closing is not required. The commission will be distributed at the time of the closing and the title company will forward it via mail, if unable to attend.
