The steps to owning a brand new home are a lot simpler than you think. Just follow the steps below and you will be in your dream home before you know it!
  • Visit our sales models to view our homes and receive the most up-to-date information on new floor plans, pricing and lot availability.
  • Identify the style of home you are most interested in and the community you would most like the home built in. We may already have a "SPEC HOME" started under construction of that floor plan which will meet your needs and be available with SPECIAL PRICING AND FINANCING OPTIONS. On our "spec homes", offers may be placed to purchase your new home, contingent on the sale of your current home. YOUR DEPOSIT ON A "SPEC HOME" WITH A CONTINGENT OFFER IS FULLY REFUNDED IF YOUR EXISTING HOME DOES NOT SELL!
  • Check with the sales agent for updated lot availability and determine which lots are of most interest to you. The sales agent can then check to verify that the lot you desire will accommodate the home and garage size you have in mind, as well as available space for future backyard plans.
  • A $1,000 deposit check will reserve the home site of your choice temporarily for two week. At the time of deposit, our sales agent will execute a "Lot Reservation" agreement guaranteeing a temporary hold on the home site giving you the exclusive opportunity to make an offer to purchase within fourteen days. You will also receive a detailed standard features and options booklet to review. Your $1,000 deposit is fully refundable prior to executing a formal offer to purchase.
  • During the two weeks, you should review the floor plan and elevations to determine if any changes will be necessary to accommodate your needs or personal taste. Also, complete the standard features and options booklet and return it to your sales agent, along with a list of any other questions you will need answered prior to making a final decision to purchase. Our sales agent will prepare a formal written price out of all requested options or changes and go over all questions with you prior to the expiration of your deposit. Down payment amounts due during construction will also be discussed. The total down payment requirements are flexible. We can work with most clients' financial situations. At the end of the deposit hold, you will need to make a decision towards purchase or the hold on the lot will be released and your deposit will be refunded.
  • Once a decision is made toward purchase, you will execute a formal Building Contract and an additional deposit of $4,000 will be placed (total due at signing $5,000). Additional deposits will be due at key stages in the construction of the home and will be outlined on the Building Contract. Your contract and deposit will then be given to the Builder for review and acceptance. Upon acceptance, your deposit will then be cashed. Only the initial $5,000 will be due if purchasing a "spec home".
  • Not all decisions must be made upon signing of the Building Contract. Only the main structural changes, along with any other decisions you are firmly decided on, should be included in the Building Contract. Other items can still be added and included into a grand total upon completion of the new home to be included in your mortgage loan amount.
  • You will be required to provide Nicholas Homes with a Mortgage approval letter from the lender of your choice within 30 days following the execution and acceptance of the Building Contract. All deposits given to Nicholas Homes during construction go towards your down payment requirements from your mortgage company.
  • Our construction build time is, on average, approximately six months for completion, but may vary depending on the subdivision, city, time of year and weather conditions. An immediate closing with final payment is required for all new construction homes upon completion. For faster move-in times or offers contingent on the sale of your current home, consider one of our "spec homes" already under construction and available for sale.
